One of the more significant improvements authorized by the board of directors during 2014 was replacement of the entry gate systems. The original gates were installed about twelve years ago, and by 2014 they had reached a condition where they no longer worked as they should. In November a local contractor, New Beginnings Parking & Access Control, of Virginia Beach, Virginia, was selected to replace the drive mechanisms that cause the gates to open and close. At the same time, the gate cards and transmitters are also being replaced. We will wait at least a couple of weeks after the installation work is complete, to allow any problems to be worked out.
Specific plans for distributing the gate cards and transmitters are still being worked out. In general terms, all-new gate cards and transmitters will be issued. Two cards will be provided for each unit free of charge, and additional cards will be available at a cost of $50 (Fifty Dollars). Transmitters will be replaced on a one-for-one basis, and new transmitters can also be purchased for $75 (Seventy-Five Dollars). The existing gate cards and transmitters will not work with the new gate systems.
Once the gate systems are operating properly, we will require that residents in the community come to the site office to pick up their new gate cards. If the unit is occupied by a tenant or someone else who is not a unit owner, a current lease or other document can be used to show that the cards can be issued. We plan to have the site office open in the evenings and on weekends, to provide extra opportunities to pick up your new cards. Notice about the dates and times of these additional hours will be provided at a later date.
We are also working on parking space stripping and renumbering. Most of the parking spaces will stay where they are now, but there could be some adjustments. With access ramps now in place at the clubhouse, a small number of handicapped parking spaces may also be designated nearby.
